- Maintain a 24 hour answering service for emergencies
- Work in conjunction with the owner to prepare annual budget
- Develop and administer capital improvement program
- Accounts payable and receivable processing
- Monthly financial statement including profit/loss and income/expense reports with comparison to budget
- Provide year end financials for tax preparation
- Work with accountants to ensure that proper forms are filed with State and Federal Agencies
- Develop a supervisory program suited to the individual needs of the property
- Obtain competitive bids on contract work
- Solicit and review annual insurance coverage proposals
- Supervise the execution of all contracts
- Hire and oversee site personnel, as applicable
- Conduct site inspections
